How does the assignment fee work for buyers?
The assignment fee is our compensation for finding, negotiating, and contracting the deal. It's typically built into the total price you'd pay to take over the contract, and we disclose it clearly rather than hiding it inside an unclear purchase price.
What does "verified buyer" status mean?
Verified buyer status generally means we've had a conversation with you about your buying criteria, funding source (cash or hard money), and experience level, which helps us send you deals that actually fit rather than blasting every deal to everyone.
How fast can deals typically close?
Many of our deals are structured to close in roughly 7-14 days through a title company, though the actual timeline depends on the specific contract terms, your financing, and the title search. Always confirm the specific closing window for any deal you're considering.
How do I get on the priority alert tier?
Priority alerts tend to go to buyers who've closed deals with us before, communicate clearly about their criteria, and respond quickly when a deal is sent. Staying engaged and being straightforward about what you're looking for is the best way to move up that list.

No. Joining our buyers list is completely free, with no subscription fee or cost to browse deals.
Do I need to be a licensed real estate professional to buy a wholesale deal?
No. Most of our buyers are individual investors or small investment companies, not licensed agents or brokers. You're purchasing an assignment of contract or a direct purchase, not acting in a licensed capacity.
What information do I get before committing to a deal?
Registered buyers typically receive the property's general location or address, our estimated ARV, estimated repair costs, the assignment fee, and photos where available, so you can run your own numbers before deciding to move forward.
Can I negotiate the assignment fee or purchase terms?
In many cases, yes. While the underlying seller contract terms are typically fixed, there can be room to discuss the assignment fee or closing timeline depending on the deal and how many buyers are interested.
What happens if I back out after committing to a deal?
Backing out repeatedly after committing can affect how quickly we send you future deals, since it can cost us other interested buyers and delay the seller. We understand deals sometimes fall through for legitimate reasons, but consistent follow-through matters for staying high on our priority list.
Do you only send deals in the Phoenix metro?
No. We source deals across the Phoenix metro, Pinal County (Casa Grande, Maricopa, Coolidge), and Tucson. You can specify which markets you buy in when you join the buyers list.
How accurate are your ARV and repair estimates?
We do our best to provide realistic estimates based on comparable sales and a property walkthrough, but these are still estimates, not appraisals or contractor bids. We always recommend buyers do their own due diligence before closing, including their own comps and, where appropriate, a contractor walkthrough.
Can I use hard money or other financing to purchase a deal?
Yes, many of our buyers use hard money or private financing. Just be sure your financing timeline matches the deal's closing timeline, since wholesale deals often move faster than conventional financing allows. See our

What title company do you use for closings?
We generally work with title companies experienced in handling wholesale assignment closings. If you have a preferred title company you'd like to use instead, let us know and we can discuss whether that works for a given deal.
How often will I hear about new deals?
Deal flow varies week to week depending on what we have under contract. We'd rather send fewer, well-vetted deals than flood your inbox with properties that don't fit your criteria.
