Most title companies close standard purchase transactions all day but rarely see an assignment of contract. Some are comfortable with it, some aren't, and a few will slow-walk or refuse a closing they don't understand. Finding (and keeping) a title company that regularly closes wholesale assignments is one of the highest-leverage relationships a wholesaler can build.

What to Tell Them
When introducing yourself to a new title company, be upfront:

- Introduce yourself before you have a deal — don't make the first contact a fire drill.
- Bring them a deal before asking for preferred pricing.
- Ask: "Do you have experience with assignment of contract deals?"
- Ask: "What's your fee for an assignment close?"
